As you know we have been monitoring the introduction of the Renters’ Rights Act which brings a number of key changes into the Private Rented Sector which will affect landlords, tenants and how we as agents operate.
The Government has published a roadmap setting out the timeline for the implementation of the measures in the Act which is helpful for allowing preparation for the changes.
As ever we are here to ensure you stay compliant and particularly with all the new changes that must be adhered to. It is a major reset for the sector but be assured we will be well prepared to guide you through the process. As an engaged landlord you have always operated professionally with our support providing a good and safe home for your tenants. We will continue to support you through the period of change to come.
The implementation of the new measures will happen in three phases:
Phase 1 reforms:
· Abolishing section 21 ‘no fault’ evictions
· Introducing Assured Periodic Tenancies
· Reforming possession grounds
· Limiting rent increases to once a year in the PRS
· Banning rental bidding and rent in advance
· Making it illegal to discriminate against renters who have children or receive benefits
· Requiring landlords in the PRS to consider requests to rent with a pet
· Strengthening both local council enforcement and rent repayment orders
Phase 2 (from late 2026)
· Introduction of a Private Rented Sector Database and an Ombudsman.
Phase 3 (timing not fixed and subject to consultation)
· Delivery of a Decent Homes Standard in the sector for the first time and
· The extension of Awaab’s Law into the PRS
